Bass fisherman be advised: Toledo Bend was crowned the best place to fish for bass in the United States by Bass Masters magazine both 2017 and 2018, the first time EVER any spot won 2 years in a row!
House: Adorned throughout with large Arkansas River Rock (stone) accents in the house and elsewhere on the property, the house has about 3350 square feet of air-conditioned space, with a Main Master Suite, a Second Master Suite with separate outside entry door and entry hall, and two additional bedrooms, with three-plus full Bath Rooms, a large Utility Room, and a large Vestibule. Truly an “open concept” prevails in the shared areas of the house, with a huge Great Room, Kitchen, Dining Room, Sun Room, and Breakfast Room in one huge open area, all overlooking beautiful Toledo Bend from a scenic perch about 100 feet above the lake level, providing breath-taking views looking over some 35 miles of open lake to the north, as well as beautiful sunrises and sunsets looking to the east (sunrise) and north-west (sunset) across this section of the lake. The house finishes are simply exquisite, with floors all wood or tile, many ceilings covered with knotty pine or otherwise architecturally enhanced, a huge matching stone fireplace, and kitchen/utility room cabinetry that must be seen and used to be fully appreciated.
Grounds: The grounds are professionally landscaped and kept well maintained. Irrigation systems keep the entire grounds well-watered. This beautiful property not only has the “Million Dollar Views” looking north across the main lake from the back of the house (main patio area), but also has breathtaking views looking south-east from the front of the house, made possible since the house sits on a small peninsula on a larger peninsula, affording lake views from both front and back! The front is gradually graded from the street up to the house and barn sitting atop the hill. The back is beautifully terraced over about 100 feet of elevation drop from the house to the water.
The main patio in the back of the house is huge, with several elevation changes to make it all the more appealing. Wood walkways and stairs lead to the waterfront and the boat dock. The main grounds and the barn grounds are separated by a matching stone wall which runs almost 250 feet from near the street in front to well beyond the back of the house and barn. There is a large turn-around driveway that easily parks 10 vehicles.
Water Front: There is a phrase you hear on the lake: “good water.” This water front definitely has “good water,” which means consistently deep enough water for launching and landing large boats. The water depth at the boat slip ranges from about 8 feet to about 12 feet under normal lake level conditions. This location is near the main Sabine River channel, which throughout the length of the lake is the deepest water. The boat dock has a large boat slip with electric winch system for lowering/raising a boat, and protective storage under the covered boat-house shelter. The boat dock has a large party/fishing area and stairs leading down to the water for easy swimming or “just plain floating around” access. Ample lighting is provided at the dock for safe night use. The dock sits offshore from a bulkhead system of walls which protect the shoreline from erosion.
Some History: This custom home was constructed in 1999. The builder lived in the home for several years, using it as a model home for promoting the other homes he built in this 15-lot subdivision, which has grown to presently have eight homes. The structural, mechanical, electrical, and cabinetry quality built into this home is extraordinary. The subdivision has an active Home Owners Association and Architectural Control Committee to assure that minimum standards for taste and quality are maintained. The main peninsula formed by Patroon Creek has one way in and out, and the smaller sub-peninsula on which this subdivision rests has another one way in and out, limiting traffic and enhancing quietness and security.
Recent Additions/Improvements: Major additions to the home were constructed in 2016 to add the detached barn with wood deck and convert the existing attached two-car garage to the second Master Suite. The central HVAC system was replaced in 2015. Two new HVAC split-units were added with the new Master Suite addition, serving the added Bedroom and Bath Room. Upgrades to the kitchen, including some new stainless-steel appliances (oven and microwave oven), new ice maker, new faucet, new stove-top elements, and new sink were completed in 2015 and 2016. New wood floors were added in 2015 to replace the remaining carpet. Original washer dryer (Maytag) and dishwasher (KitchenAid) remain in excellent operating condition, having been used comparatively very little since from about 2006 to the present the house has been a “week-ender” house. Even More: The house has its original Sub-Zero refrigerator in the kitchen, which comes with a life-time transferrable warranty. Also, the house has a full stand-up freezer in the utility room original to the house. In 2016 a new Samsung refrigerator/freezer was added in the vestibule between the original house and the second Master Suite. The barn, built in 2016, is home to a new Maytag refrigerator/freezer. The home has a large propane gas tank and gas-powered emergency power generator to keep electricity flowing to critical services during storm outages. The house has Hughes Net internet service and Direct TV cable television service. The house is protected by an electronic security system with 24/7 monitoring (current contract with B&D Security). The house also has a Spider-Be-Gone system for control of pesky insects. All these amenities work reliably!
Spectacular Views: From the 100’ elevation above the water line (approximately), and looking out on the very wide main part of the lake over 35 miles of open water, spectacular panoramic views are an everyday treat from the main patio – probably the best views on the lake, period!! The view gives the sensation of overlooking the ocean! The sunrises and sunsets from this perch are breathtaking!!
Furnishings: The home and barn come completely furnished with some of the highest quality available and exquisitely put together by a skilled interior decorator. Some rooms have a Fishing/Lake theme (Sunroom, Dining Room, one Guest Bedroom). Other rooms have a Texas/Western theme (Great Room, Breakfast Room, Second Master Suite), and others have an Eclectic theme (Main Master Suite and other Guest Bedroom). The bathrooms and closets in both the Main Master Suite and the Second Master Suite are very nicely arranged and finished, and are very large, providing bathing and showering and more than ample closet and storage space. Tasteful wall décor is included throughout the house, as are the two large-screen TVs. All kitchen utensils, linens, towels, etc. are included. The property is immediately ready to occupy and enjoy!
Exclusions: The basic vacation rental excludes use of the 2014 Sun Tracker 24-Foot Party Barge (pontoon boat), the 6-seater Polaris ATV, and the locked storage area on the second floor of the barn. The Golf Cart is included but it must not be taken out of the Somerset Subdivision. For an additional deposit and rental cost, the pontoon boat and ATV can be included. This extra boat-ATV package can be discussed.

Location Directions and Aerial Maps: From Milam Texas in Sabine County drive north on Texas Highway 87 about 5 miles. Turn right on Sabine County Road 276 and drive about 4 miles to the bridge over Patroon Creek. Just past the bridge turn right at the stop sign, continuing on 276. In about 1 mile, just past the yellow “Pavement Ends” sign, turn left on Moran Crossing (sign says “Moran Xing”). After about one-eighth mile, bear left at the fork onto Somerset Drive. Look for address 165 on the left, only a short distance from the fork. Unlike most properties on Toledo Bend, the complete route is paved all the way to the property’s concrete driveway (Texas 87, County 276, Moran Crossing, Somerset). See the following aerial maps for more information on the appealing location of this beautiful property, which is very close to Holly Park Marina, the oldest and one of the best marinas on the Texas side of the lake.
